The Building Process

At Ladd Home Builders, our primary goal is to make the process of building your new home enjoyable and easy to understand. In this section, you will find a guide to each phase of the building process.  Please keep in mind that every project is unique and therefore the time to complete each phase can vary based on the size of home as well as other factors.

In the end, Ladd Home Builders seeks to eliminate the “surprises” during the building process and we take managing every step of the building process very seriously. We are also aware that our ability to ensure a successful and stress-free homebuilding experience for our customers is directly related to the amount of customer referrals and repeat business we experience. That is the lifeblood of our business and we work tirelessly to earn it. 
#1 Planning Stage
  • Establish final plans and specifications for the home
  • Set construction schedule
  • Secure permits to start construction

#2 Site Work
  • Lot surveyed and house location staked
  • Trees and brush removed and lot graded
  • Excavation, dirt delivered or removed, as needed

#3 Foundation
  • Footers dug and concrete poured
  • Foundation wall poured or blocked
  • Waterproofing of foundation, if applicable
  • Rough-in basement plumbing, if applicable
  • Pour concrete for basement floor and garage, if applicable
  
#4 Framing
  • Rough framing of exterior shell and interior walls of home
  • Exterior wood trim installed (facia, soffit, frieze)
  • Exterior doors and windows installed
  • Roof shingles installed and home dryed-in

#5 Mechanical
  • Rough-in plumbing
  • HVAC ductwork installed
  • Rough-in electrical wiring
  • Structured wiring rough-in, if applicable (sound, security, etc.)
  • Central vacuum rough-in, if applicable
  • Batted wall insulation installed and exterior penetrations sealed

#6 Pre-Finish
  • Drywall hung, taped and spackled
  • Drywall sanded and / or textured
  • Exterior brick, hardi-plank, stucco, etc. install begins
  • Install interior doors, baseboard, casing & crown molding
  • Install any special trim (chair rail, wanes coating, etc.)
  • Custom closet shelving installed, if applicable
  • Design kitchen and bath cabinet layouts
  • Custom build on-site cabinets, vanities and bookshelves
  
#7 Finish
  • Prime, caulk and paint all interior trim and walls
  • Paint or stain kitchen cabinets and/or vanities, if applicable
  • Paint exterior trim and install exterior accents (stucco, stone, etc.)
  • Hardwood floors, tile floors and stone installed

#8 Final Finish
  • Plumbing fixtures installed
  • Electrical finished and lighting fixtures installed
  • HVAC system completed
  • Appliances delivered and installed
  • Door hardware, cabinet hardware and bath accessories installed
  • Mirrors and shower enclosures installed
  • Carpet Installed
  • Special items completed (center vac, audio, security, etc.)
  • House cleaned and windows scraped and cleaned
  • Paint and drywall touch up

#9 Completion
  • Yard final graded and driveways / walkways poured
  • Irrigation system and landscaping installed
  • Final inspection and repair made, if applicable
  • Home orientation scheduled, closing, and MOVE IN!

90 Day Customer Service
  • Minor repairs as needed / requested, if applicable

360 Day Customer Service
  • Minor repairs as needed / requested, if applicable
